A contemporary dwelling that feels homely; compact but with space to breathe.

This 252 sqm home is nestled in the lush, semi-rural Wainoni Heights area of Greenhithe, and combines modern styling with creative thinking. The client’s desire was to subdivide their plot and create a new, low maintenance residence that was both eminently liveable and extremely practical.

A structure of timber level beams is thoughtfully enhanced with vertical larch timber finishing and painted brick cladding. The comfortable interior living area belies the exterior dimensions. In accordance with the client’s wishes there are four bedrooms, three bathrooms, a study and a separate lounge. The innate indoor/outdoor flow makes the most of an existing swimming pool. There is space on the property for an 8-metre caravan, parking for at least three cars, and a garage for two further cars and storage for 25 years of family living.

PROJECT OVERVIEW

The project was smoothly completed in just eight months, from design to the client moving in, including receipt of the 224C subdivision sign-off and the council Code of Compliance (which were dealt with by Waller Projects).

CLIENT BRIEF

The client was seeking to subdivide their 2,000 sqm property, and downsize to a new-build home with more of a “lock & leave” feel.

PROJECT CHALLENGES   

The total site space, after subdivision, was just 600 sqm. There was fill left over from the original build, and Waller Projects were able to engineer a practical solution which also afforded the client a refund on foundation costs during the build.

Detention tanks and public infrastructure extensions were required in conjunction with six other neighbouring properties.

CLIENT COMMENTS

At every stage, they worked efficiently and with the utmost consideration to our occupied property on the adjoining subdivision. They also removed the stress and uncertainty of liaising with the council.

Early on, they created a 3D video of the plans, which we really appreciated. It brought the project to life for us.

Where changes to the project were required, these were discussed so that we recognised and agreed with the reasoning.

They also went beyond their brief, offering advice on how a heat pump hot water cylinder could offer energy savings.

The insights and practical advice provided by their recommended interior designer, Jenny, were invaluable. She helped us to choose quality materials, while also making cost savings. Her guidance meant that we could make informed choices about our budget, spending more on areas we regarded as a priority and less on the areas we didn’t.

Would we choose to use Waller Projects again? Yes, absolutely, and we’d recommend any friends and family to do likewise.
