Every dollar spent on a rental lifts the rent, cuts vacancy, trims maintenance or just adds cost. How Auckland landlords can tell which is which before they spend.

What a rental renovation can and can't change about your rent

Two landlords in the same Auckland suburb can spend the same $30,000 on their rentals and get opposite results. One re-lets in a week and hardly ever needs a tradie. The other has a nice new kitchen, the same rent as before, and a tenant reporting bathroom mould every winter.

The difference is almost never the budget. It's what the money went on.

When you're renovating a rental property, every dollar does one of four jobs: it lifts the rent the home can command, it shortens the weeks it sits empty, it cuts what you spend keeping it running, or it just adds cost. Knowing which job an upgrade does, before you pay for it, is how you increase rental yield without overcapitalising. Our own checklist of rental upgrades from Superior Renovations lists the usual suspects. This guide sorts them.

It's for Auckland landlords with an older rental coming up to a vacancy. None of it is financial advice: talk to your accountant or a financial adviser about how the numbers work for you and your tax position.

Start with the ceiling, because there is one. Tenancy Services defines market rent as what a landlord might reasonably expect to receive, similar to what similar properties in similar areas charge. If you charge significantly more than market rent, the tenant can apply to the Tenancy Tribunal to have it reduced. A renovation can't lift your rent above the market. It can move your house to a different part of it.

AFTER - Kitchen renovation in Hillsborough

Tenancy Services' market rent tool shows how wide that range is. For three-bedroom houses in Avondale, bonds lodged between 01 Feb 2026 and 31 Jul 2026 put the lower quartile at $570 a week, the median at $650 and the upper quartile at $710, across 893 active bonds. A $140 a week spread, same bedroom count, same suburb.

Location, parking and section size all decide where a house lands in that spread, so the gap isn't a promise that a renovation moves you from the bottom to the top. It does tell you where you stand. A rental already sitting near the upper quartile has little room left for a renovation to buy; one sitting at the lower quartile because it's tired has the most. Look up your own suburb and bedroom count before you price anything.

Repairs versus improvements

The second limit is timing. Tenancy Services' rules say a landlord can only increase the rent once every 12 months, with at least 60 days' written notice. A landlord and tenant can agree to an increase outside that cycle if the landlord has improved the property in a way that adds value and benefit for the tenant. Tenancy Services is explicit that general or necessary repairs are not improvements.

So fixing a leaking roof, replacing a broken rangehood or meeting the Healthy Homes Standards protects your income, but it gives you no grounds for a mid-cycle rent rise.

Adding something the tenant didn't have before can: Tenancy Services' own example is a garage the tenants can use for storage and off-street parking. Renovating with tenants living in the house brings its own notice and access rules, which this guide leaves aside.

Healthy Homes first: the spend that protects the income

Every private rental in New Zealand has had to meet the five Healthy Homes Standards since 1 July 2025: heating, insulation, ventilation, moisture ingress and drainage, and draught stopping. Tenancy Services says a landlord who doesn't is in breach of the Residential Tenancies Act 1986 and can face financial penalties of up to $7,200. New and renewed tenancy agreements also need a signed compliance statement.

This is the first money in any rental renovation, and it doesn't lift the rent. It protects it. Superior Property Services' figures for a typical Auckland rental give the scale:

  • Heating: a heat pump for the main living room, $1,800 to $3,500 supply and install.
  • Ventilation: extractor fans venting outside in the kitchen and bathrooms, $300 to $1,500.
  • Moisture: a ground moisture barrier under an enclosed suspended floor, $600 to $1,500.
  • Draught stopping: sealing gaps and blocking unused fireplaces, $200 to $800.

If all five standards need work, SPS puts a typical Auckland rental at $4,000 to $8,000 to reach full compliance. Their Superior Property Services checklist of the five Healthy Homes Standards for Auckland landlords sets out the exact thresholds, including the 120mm test for ceiling insulation installed before July 2016, which SPS says landlords most often get wrong. Whether your property meets each standard is a call for a qualified assessor, not a guess.

Before we renovated the bathroom in Hillsborough - bathroom was old and shabby and the client needed to spruce it up.
The bathroom was renovated with new fixtures, vanity, shower, and mosaic tiles.

Do this work inside the renovation, not as a separate job, because of access. With the linings off, running ducting outside, fixing a leak at its source and topping up insulation is as cheap as it will ever be. Take the mid-century rental we brought back to standard in Hillsborough. Other companies had told the owner to paint over the lounge ceiling. Prepping it for paint in week four, we found it was leaking and had rotted from the inside, so a standby team stripped it, insulated it and rebuilt it while the rest of the programme carried on. Kevin Yang, who managed the job, put the principle plainly on the project page:

On a rental, the trap is spending money where a tenant never sees it and skipping the things that actually protect the property.
— Kevin Yang, Managing Director, Superior Renovations

On that house, safe and compliant came first, and the finishing budget went where it lifts the rent.

Kitchens: where a rental renovation shows in the rent

The kitchen and bathroom are the two rooms that decide a rental's rate, and the two where a proper renovation, rather than a patch-up, can move a house up the market-rent range. They're also the dearest rooms in the house.

After we completed the painting project in Milford. Painting often adds considerable value and a fresh appeal to any rental property. It is generally the most cost effective way to renovate a home for rental properties.

Superior Renovations publishes $26,000 to $35,000 for a mid-range kitchen renovation in Auckland.

On a rental, the job is to spend that on layout and durability, not on finishes a tenant won't pay extra for.

Layout earns more than finishes

A kitchen closed off at the back of the house is a familiar problem in Auckland's mid-century rentals. In the Hillsborough house, the kitchen was a cramped room that opened into the laundry. We closed that opening, took out the two walls between the lounge and the kitchen, and added an island. A tenant notices that at a viewing. A new benchtop on the old layout, not so much.

Specify for hard use

A rental kitchen usually takes more wear, and more moves in and out, than an owner's. Melamine-faced carcasses and doors, a laminate benchtop with a good edge, soft-close hardware that won't be yanked off its runners, and a sink and mixer from a supplier that stocks spare parts will all outlast something more precious. The rangehood has to duct outside. A recirculating rangehood doesn't meet the Healthy Homes ventilation standard, and plenty of Auckland rentals still have one.

Appliances tenants actually rate

A dishwasher is a facility many older rentals still don't have, and adding one is the kind of improvement tenants notice at a viewing. An induction or ceramic cooktop that's easy to clean and cheap to replace beats a statement range. Leave the integrated wine fridge out of it.

Bathrooms: waterproofing and extraction before the tiles

Superior Renovations publishes $26,000 to $35,000 for a mid-range bathroom in Auckland, and $40,000 to $60,000 for a full overhaul with retiling, a new layout and premium fixtures. For a rental, price the mid-range scope done properly before anything bigger.

What "properly" means on a rental is specific. A named waterproofing membrane under the new linings, because a failed shower is one of the costliest leaks a landlord can have. An extractor fan ducted outside and sized to the standard: SPS notes fans installed after 1 July 2019 need at least 120mm diameter including ducting, or 25 litres per second. A heated towel rail, which helps dry the room as well as the towels. Tapware and a toilet from a range with parts on the shelf in Auckland.

In the Hillsborough bathroom we found a leak the moment the old shower came out, fixed it at the source, replaced the damaged gib and waterproofed the floor and walls before anything went back in. We also fixed a laundry that had opened into the kitchen for years, reconnecting it through to the bathroom. A bathroom that looks new but still traps moisture is the upgrade most likely to cost you twice.

Paint, floors and outdoor turnover items

Between tenancies, the cheapest work often does the most for how quickly a house re-lets. None of it lifts the rent on its own. What it does is cut the weeks empty and the next landlord bill.

Paint

A full interior repaint in a washable finish and a neutral colour is the standard make-good for a tired rental. Strip old wallpaper rather than painting over it; in Hillsborough we took every wall back, because paint on old paper cracks. Ask for a scrubbable finish in the kitchen, bathroom and hallways, where the marks go.

Flooring

Laminate or vinyl plank through the living areas and kitchen handles moves, pets and spills better than carpet, and a damaged board can be swapped on its own. Carpet still earns its place in bedrooms. In Hillsborough we kept every floor finish light, which stops a small house feeling smaller.

The small stuff that shortens vacancy

New blinds, LED lighting, and doors and windows that latch properly all show at a viewing, and the latches count towards draught stopping. Keep the garden low-maintenance. Nobody can guarantee a tenant will water it.

Decks and the outside

A sound deck off the living area helps a rental at viewings. The honest reason to spend on one, though, is usually safety. A deck that has rotted is a liability first and a feature second. In Hillsborough the owner asked whether the old deck could be restored; the timber had rotted past saving, so we demolished it and built a new one.

Look at the barriers, the steps, the fixings and the timber at ground level. If any of it is soft, loose or missing, fix it before the next tenant moves in. Gutters, downpipes and stormwater drainage go on the same list, because the Healthy Homes moisture standard covers them. A painted fence or new letterbox helps the listing photos. Don't expect it to change the rent.

Rental upgrades that mostly add cost

Some popular upgrades earn nothing back on a rental, or create a problem you'll pay for later:

  • Premium finishes. Designer tapware and feature lighting don't move the rent in proportion to their cost, and they're dear to replace after a hard tenancy.
  • Your own taste. Bold colours and one-off tiles narrow the pool of people who'll rent the house and the buyers who'll look at it later.
  • Electric underfloor heating as the main heater. SPS advises against relying on it for the Healthy Homes heating standard, because it isn't listed among the acceptable living-room heaters. As comfort heating in a bathroom it's fine; as your compliance answer it isn't.
  • A DVS, HRV or SmartVent system instead of extractor fans. A positive-pressure system can help with condensation, but it doesn't extract moisture from the kitchen or bathroom, so it doesn't meet the ventilation standard on its own.
  • Paint over a problem. A fresh coat over a leak or rot looks fine for one listing and then costs you the next tenancy.

Money spent where the tenant can't use it, or where it hides a fault, doesn't come back.

Working out whether a rental renovation pays back

We won't give you a yield figure. Nobody honest can without knowing your house, your suburb, your mortgage and your tax position. Here's the order to work it out in.

  1. Price the compliance work first and treat it as a given, not part of the payback sum. It protects the rent you already have.
  2. Find your place in the market-rent range for your suburb and bedroom count on the Tenancy Services tool.
  3. Estimate the rent you could realistically ask afterwards, from comparable renovated homes nearby.
  4. Divide the renovation cost by the extra rent over a year for a rough payback period, then weigh the maintenance you'd stop paying.
  5. Count the vacancy. Weeks off the market are part of the cost.
  6. Take the numbers to your accountant before you commit, because repairs and capital improvements are treated differently for tax.

Vacancy is the easy number to leave out. At the Avondale three-bedroom median of $650 a week, a house that sits empty for 26 weeks has given up $16,900 in rent; six weeks is $3,900. The Hillsborough owner had been quoted roughly six months by other companies. We mapped the job to six weeks and held to it, running every trade under one programme and ordering the custom bathroom fittings off measurements taken on the first site visit. On a vacant rental, the length of the programme can matter as much as the price of the work.

Rental renovation FAQs

How do you increase rental yield through renovations in Auckland?

Check your suburb's market-rent range on the Tenancy Services tool first. Then spend on Healthy Homes compliance and anything that's failing, which protects the rent you have, and put the finishing budget into kitchen and bathroom layout and durable materials. Have your accountant or adviser check the numbers.

Can I put the rent up after renovating a rental property?

Normally only once every 12 months, with 60 days' written notice. Tenancy Services allows an agreed increase outside that cycle if you've improved the property in a way that benefits the tenant, such as adding a facility. General or necessary repairs don't count as improvements.

What does it cost to make an Auckland rental meet the Healthy Homes Standards?

Superior Property Services puts a typical Auckland rental at $4,000 to $8,000 if all five standards need work, including $1,800 to $3,500 for a heat pump and $600 to $1,500 for a ground moisture barrier. A qualified assessor should confirm what your property actually needs.

Is it worth doing a full renovation on a rental?

It can be when the house is tired, sits low in its market-rent range and needs compliance work anyway, because the linings are coming off regardless. It's harder to justify when the rent is already near the upper quartile. Run the payback sum past your accountant first.
