Building your dream home is exciting, but it can also be a challenging and stressful experience, especially for first-timers.

It is often recommended that before you even get close to breaking ground on building for the first time, you should do extensive online research and ask lots of questions.

As well as thinking about what you need in your home and collecting images of styles and designs that you like, you might be advised to find out about the latest building trends and materials, to talk to people in the real estate, home building and mortgage industries. Project Evaluation

Bring us your design scrapbook and your ideas and we’ll help you figure out what your house design priorities are. We’ve been doing this for a while now (35+ years) and we know what questions to ask, and we know how to listen.

Choosing Your Section

If you don’t already have a section, our local consultants can help you find the best sections in your area. If you already own a section we can arrange a FREE site visit with your local Landmark team to determine the best use of the site. This is valuable for optimising your house design for the shape, slope, access and sun-orientation of your section.

Planning and design

We’ll help you design your dream home. You can take advantage of our ‘Ready to Build’ house designs, which can be customised to meet the present and future lifestyle needs of you and your family.

If you have an awkward section or want a home that is unique, our ‘Design and Build’ service is a great option. Our expert designers can design a home that incorporates your ‘must haves’ and favourite features and makes the most of your section.

The design work is completed to Concept Plan stage including the floor plan, site plan 3D images and a detailed cost estimation. Once you’ve approved the plan, consent plans are produced and the quote for a fixed price contract is completed. 

Finance

One of the difficulties in building is paying for your current home while paying the mortgage on your new one. NewBuild Finance – specialists in residential construction lending – can help you avoid paying rent, or two mortgages, while your house is being built.

Build

For many first-home builders this is when the real work – and unfortunately, stress and time commitment – occurs. But not with a Landmark home, because we manage the building project for you. You can be involved as much, or as little as you want during this stage.
