"It is always best to work with a builder and architect during design to ensure your project is within your budget," Reber advises. Too often, homeowners finalise their designs and seek consent, only to discover that their vision exceeds their financial constraints. This realisation necessitates costly and time-consuming amendments. By involving professionals from the outset, homeowners can align their dreams with their budget, avoiding these common pitfalls.

Navigating a renovation project is fraught with challenges. Reber identifies micromanaging or homeowners choosing to project manage themselves as a frequent stumbling block. "It’s not a problem to be involved in the running of the project, however, having some trust in the builder to do what we do best makes for a smooth renovation," he notes. Another common issue arises when clients bring in their own sub-trades to save money. This strategy often backfires, resulting in higher costs compared to using the builder's trusted tradespeople. 

Delays are another significant issue, often stemming from slow decision-making or last-minute changes. Reber's advice is clear: make decisions promptly to keep the project on track and avoid unnecessary extensions and costs.

Phases of the renovation process

The renovation journey is composed of several critical phases: establishing a vision of the end goal, design, pricing, planning, scheduling, engaging trusted sub-trades, and most importantly, working with a skilled LBP builder with a solid reputation. Each phase is integral to the success of the project, and skipping any step can lead to complications down the line.

Establishing a clear vision before starting a renovation is crucial. A well-defined concept not only streamlines the project timeline but also minimises delays. "If our clients have a clear vision in mind it ensures a smooth project timeline," Reber explains. This clarity ensures all stakeholders are aligned, facilitating a more efficient and cohesive renovation process.

To ensure that renovation projects stay within budget and timeframe constraints, minimising distractions for trades on site is essential. Reber suggests setting regular meetings, perhaps weekly or fortnightly, to discuss any concerns and get all questions answered.

 "A good project manager will contact you with any urgent questions," he adds. This structured approach keeps the workflow smooth and reduces the chances of costly delays.

Permits & regulations

Before undertaking a renovation, homeowners must be aware of the specific permits and regulations that apply. Reber advises always checking with the local council to ensure whether or not consent is required.

 "If you have a builder in mind ask them when planning the work if consent is required. However, as the homeowner I would always recommend checking with your local council first." 

Compliance with local regulations not only ensures a smooth process but also avoids potential fines or complications.

Innovative trends in home renovation

“When choosing your builder consider asking them their views on construction waste and how they manage their site’s waste,” says Reber.

Reber highlights that bathrooms and kitchens typically offer higher returns on investment, making them smart choices for homeowners looking to add value. "A nicely renovated and consented home will always impact the resale value compared to a cheaply done or unconsented renovation," he says. 

Selecting the right professionals is crucial for the success of a renovation project, and  Reber emphasises the importance of choosing a good main contractor and a reputable architect. Word of mouth is a reliable way to find professional building companies with satisfied clients.

“Do your homework, meet with multiple builders and architects, and if possible talk with their previous clients,” suggests Reber.
