Landmark's remove and rebuild process is as simple as it sounds. They help you to remove your old home and build a new one in its place. You get to keep your location, your neighbours and everything that’s familiar to you, AND you also get to live in a beautiful new home.

Buy a house and land package

If you’re keen to buy now, Landmark also has house and land packages available throughout the country. Their designs are carefully matched to each section to provide you with a home that makes the most of the location.

Design brief

One of Landmark’s specialties is offering you a range of flexible options for building your home. You can choose between a customised design and build plan from scratch, a ready-to-build house plan from their popular plans collection, or a buy-now house and land package in your area.

Each approach can be tailored for aesthetics, space, land usage, the style of the home - and, of course, your budget. Landmark works with you to ascertain the best option for building your unique home and scope the project to encapsulate all of your ideas, wants, and needs into a clear design brief.

Design underway

Landmark's expert team of designers then kicks off the building journey with the first concept plans. They work closely and collaboratively with you throughout this whole process and make any necessary revisions until you’re completely happy.

Once you’ve signed off the concept plans, Landmark moves onto creating what they call ‘preliminary plans’, made in partnership with a Quantity Surveyor (QS). Again, they'll go through any necessary revisions until they get your approval.

Pricing and contract

Naturally, throughout the process, it is Landmark's commitment to keep you updated on the costs of your build. However, this point in the process is key as it is the last step before committing to the construction phase. Once your preliminary plans are approved and all revisions are accounted for, then Landmark knows exactly what they are all looking at in terms of project scope and cost.

At this stage, your new home consultant will finalise other things like pricing, finance expectations and construction timeline - from here, they will formalise a building contract for final signoff.

Once the final design and price is agreed upon, Landmark's ‘no escalation clause’ means your home will be delivered to budget. If you do make changes, their experienced team can manage variations with ease and cost them accurately so there are no surprises at the end.

Plans and consents

After the design phase is complete, Landmark is then able to proceed to engineer and prepare the final building plans ready for consent and construction.

These stages can be a little daunting for new homeowners, but they'll be right beside you the whole time to walk you through it. Landmark takes care of the red tape and tricky stuff like obtaining council consents and, while they sort the paperwork and the construction tradies, you get to work on fun details like the interior design of your kitchen, wardrobe, lighting, furnishings, landscaping and more!

Building underway

With consents and plans finalised, and all your selections confirmed, it’s time to build! From establishing the foundation to the construction and finishing of the exterior and interior, Landmark's skilled team of tradespeople has the job covered. They will keep you updated every step of the way and will meet you on-site regularly throughout the build to watch your dream home come to life. It’s surprisingly exciting to watch walls go up, stairs go in or windows be installed as your home takes shape in front of your very eyes.

Live the dream

It’s the day you’ve been dreaming of and Landmark's team has all been working towards: it’s handover day! There is a lot of well-earned joy and celebration on this milestone day, particularly because Landmark has likely become good friends in the process of building your home together. They pop the bubbles, high five and hug (unless that’s awkward), and stand back together to admire the stunning home that your dreams built. Then of course, they hand over the keys, you move in and get on with living the dream…

Why subdivide?

With land in New Zealand’s cities increasingly scarce, and property prices skyrocketing, there’s real money in subdivisions, and if you’re sitting on a piece of land it just makes sense to subdivide it and build out the back.

Of course, this may be easier said than done, and many are put off by the long and complex process of dealing with councils, contractors and financial advisors.

But although subdividing land can seem like a huge undertaking, it doesn’t have to be when you loop in someone else to handle it. That’s where we come in!

Sell your old home and build new

One of the biggest benefits for homeowners is that subdivision and building can be a cash-neutral process. So, if you’re one of the lucky ones with a bit of land, you could have the golden ticket to building your dream home, for almost nothing, or even profiting in the process!

The majority of Landmark's clients can sell half of their site and their original home for the amount it costs to subdivide and build a beautiful, custom-designed brand-new home on the remaining section, and even put money in the bank afterward for kids’ schooling, a dream holiday, or a rainy day.

The financially-sound option

When you complete a subdivision with Landmark Homes, they don’t take a cut of your profits. So, if your Subdivision adds $350K to the value of your property, every dollar is yours to keep. You’re only paying them for the project management of the subdivision process and the build of your new home.

Landmark also advises you on the most profitable way to complete your subdivision, and helps you avoid having to re-do any part of the process, by taking care of it for you.

Subdivision, design and build

Normally, homeowners would have to sort out the complex and arduous business of subdivision themselves before approaching a building company.

Instead, Landmark will do it for you. Project managing the operation from seeing what’s feasible on your site, to sorting out the council consents, to designing your new home, coordinating the groundwork and infrastructure, to carrying out the physical build.
