As family needs change, the large individual house and garden are often no longer necessary, so many homeowners are choosing to realise the potential of the space to benefit themselves and their children.

WHY DEVELOP YOUR PROPERTY TO ACCOMMODATE MULTIPLE RESIDENCES?
The most common reasons our clients decide to capitalise on their family home plot are:

• To release some capital from a property while keeping the family home. In this example the plot is divided up and new, separate units are developed in the garden area.
• To move to a brand new home while staying in the area you love while freeing up some capital. Here, the plot would be entirely redeveloped with two or more new units built. The owners can then keep one or more for themselves and sell the others.
• To help children onto the property ladder by dividing the family plot into more than one home. Here the existing house can be kept and new houses built on the grounds, or a whole new set of units may be built.
• To redevelop the plot when the children move away, building up to six new homes with the option of keeping one or more for personal use. This frees up the capital of a large plot as the family needs diminish.
