This multi-stage project involved the construction of the new Senior Block (Block R), a 525m2 new building with five classrooms for roll growth, and the 410m2 Block S to replace Block E, featuring four new classrooms.

These architecturally designed buildings aim to create a modern learning environment, with flexible learning spaces, breakout areas for small and medium groups, a presentation space for performing arts, syndicate assemblies, green screening, music, and maker spaces for Science, Arts and Technology (e.g. robotics, food technology with kitchen facilities, construction, passion projects). The Ministry’s commitment to decarbonisation included removing the old coal boiler and installing heat pumps throughout the school.

Holmes Construction served as the Main Contractor for this project, which was divided into two separable portions across four stages. Separable Portion 1 (Block R) commenced in August 2021, followed by Separable Portion 2 (Block S) beginning in 2022.

During the first stage, Blocks M and L were relocated and renovated to form a single teaching space. This stage also included upgrading the school’s electrical, data and heating infrastructure with a new transformer and sub mains for these classrooms. Stage 2 involved constructing the new R Block and the associated services infrastructure.

As of December 2022, Block R was complete and ready for students to occupy on their return to school in February 2023.

Stage 3 involved demolishing Block E during the school’s summer holidays, followed by the construction of Block S (Stage 4). This stage also included the decommissioning of the boiler and final upgrades to the heating, fire and security infrastructure.

Holmes Construction collaborated closely with architects McKenzie Higham to ensure construction met exacting standards. The structure was relatively complex, involving a structural steel frame and timber wall framing.

The main challenge was maintaining the safety of all workers, students and visitors while the school remained operational. Higher risk work was scheduled during the school holidays. Another concurrent construction project opposite the school on Reading Street (The Orchards Retirement Village) required careful management of construction traffic. Our robust systems and regular communication with the school and Ministry of Education representatives allowed construction works to proceed smoothly.
