Full Electrical & HVAC Installation

The Holly Road development comprises 22 double-storey townhouses designed as a higher-end residential offering, with a strong focus on comfort, clean detailing, and cohesive finishes throughout.

ATL was engaged to deliver the complete electrical and HVAC scope across all dwellings, providing a consistent and well-executed solution at scale.

Electrical Scope

ATL completed the full internal and external electrical installation, including:

LED downlighting throughout
Kitchen pendant lighting
Stair tread sensor lighting
Integrated bathroom vanity night lighting
Heated towel rails and bathroom heaters
Power, data and internet cabling
Electric garage door connections
Architectural exterior feature lighting

Lighting placement was carefully considered to complement the architectural finishes and ensure appropriate lux levels across all interior and shared spaces. External and landlord lighting was designed to meet council LUX requirements for shared driveways and carparking areas, with daylight sensors integrated where required.

The front three townhouses were completed to a higher specification and used as showcase homes, featuring additional underfloor heating and enhanced lighting details.

Heating & Comfort

Each home was fitted with a high-wall split system heat pump positioned within the downstairs living area to provide efficient year-round comfort and meet Healthy Homes requirements.

Outdoor units were installed in discreet locations, with tailored pipe routing where standard back-to-back installations were not achievable.

ATL also completed all electrical readiness, control connections, commissioning and testing for the underfloor heating systems installed in selected homes, ensuring seamless integration with the overall electrical design.

Delivery & Outcome

Delivering electrical and HVAC services across 22 dwellings required a structured, repeatable approach. Working from a master plan set, ATL deployed coordinated teams to complete blocks of units efficiently while maintaining consistent quality control across the development.

The project was completed on time and within budget, resulting in a clean, modern residential environment that balances comfort, functionality, and contemporary lighting design.
