The J.Swap Bulk Store, near the port in Mt Maunganui, is a testament to the integration of operational function and consideration of humanistic scale. Stretching an impressive 110 meters along the road frontage and, a building footprint exceeding 7,750 square meters, the street façade is a captivating interplay of forms, function and reduction in scale. A glazed office annex draws you into the vital operational centre while connecting the workforce inside with the busyness of the industrial street. Contrasted profiled metal volumes punch the exterior creating the illusion of a collection of smaller forms that responsibly connect and relate to the scale of the neighbours.
