ABOUT

This mixed-use development in Rowville is a result of collaboration with a local commercial developer. Located in close proximity to Rowville’s commercial and shopping area, the proposal aims to address the need for an integrated facility providing housing, work, play and amenities. The master plan combines housing in terrace and apartment formats with offices/commercial spaces, childcare and a large outdoor park located in the core of the site.

The site is a significant lot located along the commercial strip on a main road and backs onto the residential hinterland.

DESIGN

The master plan proposes a 7 storey building located at the front of the site composed of childcare, commercial and apartments. This ‘front-end’ location of the vertical component of this master plan allows the project to weave itself into the emerging character of this part of Rowville whilst also creating exposure and a point of reference along the main road.

Residential terraces are located along the other three edges of the site with a large outdoor communal park occupying the spine of the site. Pedestrian access to the site is located along the side street which also acts as a buffer between proposed terraces and adjacent commercial buildings. Terraces are either oriented to face the side street, creating an active streetscape, or facing the central park creating a strong private realm and introducing passive surveillance. Terraces are designed with two layout typologies to suit this design outcome. Carparking is located in the undercroft space created by cutting into the sloping terrain of the site- accessed from the main road.

With a combination of such varied uses, this proposal aims to bring together people from diverse age groups, education, cultural backgrounds, social needs and with a mere desire to live work and grow in an integrated place.
