A much-loved Auckland bungalow gets a second life. Licensed Renovations delivered upper level alterations, an enclosed front verandah, membrane refurbishment and fully refreshed wet areas and kitchen across 240m² of living space.

Auckland's bungalows are some of the city's most loved homes, with timeless character, generous proportions and a warmth that newer builds rarely match.


But even the best bungalows need care as they age. This home was no exception. Its upper level no longer made the best use of space, the front verandah sat underused, and the kitchen and wet areas were ready for renewal.


The exterior membrane also needed attention to keep the home protected for years to come. The goal was to breathe new life into the bungalow while keeping the character that made it special. That's where Licensed Renovations came in.


The Brief

The homeowners came to us with a clear goal: modernise and protect their bungalow without losing what made it special. The scope covered:

The Challenge

Bungalow renovations in Auckland come with their own considerations. Older homes rarely have perfectly square walls or predictable framing, and upgrading wet areas means working carefully with existing plumbing, waterproofing and structure.

Enclosing a verandah also means respecting the home's street-facing character while adding real function. Doing all of this across multiple areas of a lived-in home required careful sequencing, clear communication, and licensed trades who understand older construction.


Our Approach

  • Protecting the home first. Membrane refurbishment ensured the structure was sound and watertight before interior finishes went in, so the new spaces are built to last.
  • Adding space without extending. Enclosing the front verandah turned an underused outdoor area into a light-filled room that works in every season, while keeping the bungalow's welcoming frontage.
  • Rethinking the upper level. Targeted alterations opened up the layout and made better use of existing space.
