In a candid conversation with Zane Raphael, Licensed Builder and Director at Renovation Builders, ArchiPro explores the intricacies of house renovations and extensions – uncovering the trends and considerations that shape a renovation journey.
Unveiling homeowner priorities
Auckland-based Renovation Builders' ethos is a commitment to comprehensive transformations. While its journey began with a forte in kitchen renovations, the founder's vision surpassed the confines of cabinetry and countertops. "We aim to be more than just a kitchen renovation company," says Raphael. "Our passion lies in breathing new life into homes through holistic renovations and extensions."
The Renovation Builders’ team comprises seasoned architects and licensed builders. Led by Raphael’s decades of industry experience, Renovation Builders navigates the intricate maze of renovations with finesse.
When it comes to design preferences and lifestyle demands, understanding the homeowner’s priorities is vital. According to Raphael, the initial focus often gravitates towards kitchens and bathrooms, reflecting homeowners' desires to infuse personal touches and modernise essential spaces. However, the journey doesn't end there.
"Living in a house for a while allows homeowners to decide on their needs," Raphael explains. It's a journey of discovery that leads to the realisation of larger-scale home renovations and extensions."
The adage one size fits all holds no sway when it comes to renovations.
Key considerations for home extensions
Embarking on a home extension journey requires meticulous planning and foresight. Raphael emphasises the importance of seamless execution, particularly in preserving essential amenities like bathrooms during the renovation process. "We strive to keep homeowners comfortable in their homes for as long as possible," says Raphael. "Maintaining functionality is paramount, ensuring a smooth transition amidst the renovation chaos."
Raphael explains that the issue lies in finding short-term accommodation, which is often difficult and costly. “We're working on a property right now with four bathrooms and quite a few people living there. We are replacing all the bathrooms, but we've only removed three,” says Raphael.
“We always try to accommodate our clients' lifestyles; once you lose your bathroom or a functioning toilet, you’ll need to find alternative accommodation."
New Zealanders are choosing home renovation over relocation.
Homeowners need to consider how big their budget is and what they’re ultimately trying to achieve. Whether a modest upgrade or extravagant transformation.
According to Raphael, the adage one size fits all holds no sway when it comes to renovations. “We prefer a personalised approach, tailoring projects to align with homeowners' budgets and aspirations because every renovation is a unique journey," says Raphael.
“Homeowners need to consider how big their budget is and what they’re ultimately trying to achieve. Whether a modest upgrade or extravagant transformation, we cater to diverse needs and budgets, ensuring that every dollar spent reflects the specifier or homeowner's vision."
Aspiring renovators often find themselves at a crossroads, grappling with many choices and uncertainties. Raphael recommends a collaborative approach between builders and designers. "The synergy between design and execution is pivotal. By fostering collaboration, we mitigate pitfalls and ensure a seamless renovation experience," says Raphael.

Collaboration is key
When confronting the predicament of connecting with a builder or designer first on a renovation project, Raphael advises that collaboration is best.
“I've seen times where people have just approached a designer who's put together a design, which they love, only to be heartbroken because of the cost,” says Raphael.
“Having a builder and a designer work closely together from the outset ensures that the builder can always cast an eye over planning and look at ways or things the designer might need to pick up. For example, doors can take up a lot of space. So, do you have a cavity slider instead of a regular-opening door? Some designers might pick it up; other designers might not. But as builders, we also try to put our spin on it.”
“Working with a builder helps the client get an estimate of the renovation. Once they're satisfied with the concepts, they can move to working drawings. Concepts allow you to make as many changes as you like; it won't cost you anything.
“The second you get working drawings and start making changes on site, it will cost you because you have to either undo things or try to redraw things and make them work on site. But concepts make changes inexpensive.”
It turns out New Zealanders embrace the essence of familiarity.
Choosing home renovation over relocation
It turns out New Zealanders embrace the essence of familiarity. "Home is where the heart is," says Raphael. "Our mission is to transform houses into homes, preserving cherished memories while sculpting spaces that resonate with homeowners' aspirations."
“Most people like where they live, but their house just doesn't suit their needs, yet relocating is quite an upheaval on the family.”
As the cost of living continues to rise, Renovation Builders advocates for a path of transformation, one renovation at a time. With a legacy built on innovation, integrity and expertise, they stand to reshape the architectural landscape of Auckland and beyond.
