Dalman Architects
About us
Dalman Architects is a privately owned architecture and interior design company established in 1997.
Our offices are based in Christchurch and Auckland, and we work throughout New Zealand and Asia-Pacific.
The success of Dalman Architects has been founded on our philosophy of performing for our clients by producing outstanding yet practical and cost effective architecture and interior design, backed up by a high standard of construction and interiors documentation.
While we win a lot of awards, these aren’t the reason why we do what we do. As architects and interior designers, we are passionate about creating enriching spaces where people live, work and play. Our client, Bruce Garrett, Managing Director of The George says “The proof, as they say, ‘is in the pudding’... I firmly believe the designs we have commissioned from Dalman have been a vital part of our success and form a key part of our brand positioning.”
Our studio works across many sectors including commercial, retirement villages, residential houses and apartments, heritage, public buildings, retail, recreational and community projects, industrial, hotels, resorts and tourism facilities.
Our designs are developed from our clients’ requirements and are always appropriate to the site and context. High value is placed on working closely with our clients to fully understand their objectives and to ensure they are met. We pride ourselves on communicating effectively with both clients and consultants, building robust relationships with all key stakeholders on our projects.
We know how to maximise the potential of sites, and have proven experience working with councils to ensure proposals get approved. We have assembled a team of specialist architects and interior designers who have a wealth of experience and knowledge. We are friendly and approachable, and we know you will enjoy working with us.

Our Vision
People are shaped by the spaces they inhabit. A considered space, inside or out evokes positive human emotion.
At Dalman Architects, we view architecture and interior design as both an honour and responsibility.
We have a definitive vision: to create enriching spaces.
We do this through innovative thinking, a responsive process and an excellent standard. With 26 years behind us our focus is, and always has been, firmly fixed on client outcomes. We strive to go above and beyond in how we work and what we create, to enrich the way people live, work and play.
FAQs
Do I need an architect?
Hiring an architect can be beneficial for projects of any size. They offer valuable insights and guidance on design, costs, planning, and construction. Even a one-off consultation can provide you with a wealth of information to help you achieve the best results for your project.
How much does it cost?
The cost of engaging an architect varies based on the project's location, complexity, and the level of service required. Architects may charge based on the total project cost, a fixed lump sum, or an hourly rate. You can choose the extent of their involvement, from initial design discussions to overseeing the entire project.
How do I choose the right architect?
Start by reviewing all previous work. Contact the practice to discuss your project and to build a rapport to make sure they are a good fit for you. Request information about their qualifications and experience, review their portfolio, and visit completed projects if possible. Ensure you have a good rapport with your chosen architect, as compatibility is crucial for a successful collaboration.
How do I write a brief?
A well-crafted brief is essential for your project's success. Clearly outline your building's requirements, functions, and management methods. Discuss your aims, budget, design style, and any specific principles you want to incorporate. You may even have some images or examples of buildings spaces or products you like. Don’t worry if your brief is brief! Your architect will help refine the brief, addressing design aesthetics, functionality, timings, and budgets.
How do I appoint an architect?
Establish a good working relationship with your architect by discussing and agreeing on the scope and cost of their services before starting the project. Ensure the agreement is in writing. The New Zealand Institute of Architects provides various documents to assist with this process, including an Agreement for Architect’s Services and Standard Conditions of Contract.
How do I track construction work in progress?
Your architect can observe the builder's work to help ensure it meets the required standards, stays on schedule, and remains within budget.
What do I do if there is a dispute, or I want to file a complaint?
If a dispute arises, try to resolve it directly with your architect first. Ensure your architect is registered with the New Zealand Registered Architects Board (NZRAB). The NZRAB website provides information on how to seek assistance and file complaints. The New Zealand Institute of Architects can also offer advice to both clients and architects in case of disagreements.
Are Architects the same as architectural designers?
Architects and architectural designers are not the same. Only individuals registered with the New Zealand Registered Architects Board can legally call themselves architects. This registration requires a five-year architecture degree, 3 years of work experience under a registered architect, and then passing a rigorous exam. Architectural designers do not have these requirements.
Do architects just design new buildings?
Architects design a wide range of new buildings, including hotel, churches, offices, factories and homes. They also specialise in refurbishing and altering existing buildings to bring new life to building and to meet new needs, which can be both economical and sustainable. This work can involve reimagining spaces and ensuring changes align with the building's character and regulatory standards.
Do architects just care about how buildings look?
While architects do care about the appearance of buildings, their primary concern is functionality, achieved by good planning and practical detailing. They aim to create comfortable, healthy, and inspiring spaces that serve their intended purpose well. Architects consider the building's form, materials, and context to produce designs that are both visually appealing and highly functional.
