“Both my grandfather, George Gregg, and my father, Bruce Gregg, were builders and I can remember from an early age that all I wanted to do was follow in their footsteps and become a Master Builder.”

Colin began an apprenticeship of sorts when he was still at primary school. Every Saturday, he would accompany his father while he worked, soaking up everything he could about the business, listening and watching, taking it all in.

When Colin moved on to high school, he began working for Bruce during the holidays.

“I can still remember the excitement of getting my first pay packet at the end of the week along with all the other guys. It felt good to be part of a team and I couldn’t wait to finish school and become a builder.” 

In 1983, Colin began his official apprenticeship. His father set high standards, and expected a lot – sometimes, Colin thought at the time, too much.

As they worked together over the coming years, Colin gradually learned the secrets of building houses; those that will pass the test of time. From foundations to finishing joinery, Colin and Bruce did it all, and the mystery of the whole process fell away. At last Colin had become a Master Builder, just like his father and grandfather.

Although the fundamentals of good building practice remain constant, the industry has become more complex over the last 42 years. “The days of working with a few skilled sub-contractors are over, and to the outsider, the building process can seem more daunting than ever.” That’s where Gregg Architectural Builders can make the difference.

Working alongside her husband enables Katey to handle both the daily administration of the company and implement new systems – such as dedicated reporting software for the building industry – into the firm.

Jayne oversees all the administration and accounts at Gregg Architectural Builders. Working alongside Project Managers to ensure everything is running to the highest standard, she prides herself on her friendly and professional manner towards clients, staff and sub-trades. Jayne provides the necessary support in client relations to help the Gregg Architectural Builders team execute every project from initial consultation to final handover.

Complex design

Gregg Builders specialises in dealing with complex designs at the cutting edge of the industry. The team works with many different architects, with some projects taking up to two years to complete owing to complexity and size. Complex architectural designs and tricky locations are what Gregg Builders thrives on.

Building

Building is in our blood. Gregg Builders has three generations of history, dating right back to 1939, and the company has built some iconic homes over the last 75 years which both Gregg Builders and the property owners themselves are very proud of.

Homes

Gregg Builders homes have become sought after for both their design and quality. The final result of every home is a stunning architectural building built at the highest standards by the most competent contractors in the business, as well as an ongoing support after handover of keys, to ensure enduring satisfaction as the years go by.

Determine the budget and finalise plans

All building must be completed within a budget. The first step in any project is to run a client’s draft plans past Gregg Builders’s registered quantity surveyor. This will give you a “ballpark figure” for your project.

If your plans are within your budget, you can confidently take the next step of having your documentation finalised. If your plans are beyond your budget, then they can be altered at this early stage before any more money and time is invested.

Decide terms of engagement

There are two common ways of engaging Gregg Builders to build your project.
Clients can opt for a fixed-price contract, where essentially you provide the plans and Gregg Builders will give you a confirmed price and independently manage the entire project.

Alternatively you can enter into a negotiated contract, where you get involved in the project and Gregg Builders works with you on all major decisions, selecting materials, and choosing and managing subcontractors.

Fixed price option

For a fixed-price project, upon providing Gregg Builders with complete plans and associated documented specifications, the project manager will get Gregg Builders’s registered quantity surveyor to calculate the exact financial outlay. You will then be provided with a fixed price contract. This binding contract will provide you with the comfort of knowing there are no hidden costs.

Negotiated option

The negotiated option is done on a number of larger jobs, and sometimes with renovation work. Gregg Builders agrees to a standard labour cost and margin with you, and then both parties work together to select subcontractors and materials. This is more of an “open book” arrangement where the Gregg Builders team works alongside the client other reviewing and approving all subcontractors, materials and costs. With this option the process is more dynamic, and you play a larger role.

Choose a contract

There are two common documents we suggest you use to legally contract our services. They are:

• The NZ Institute of Architects Contract or
• The NZ Master Builders Contract

Because Gregg Builders is a registered Master Builders company, both contracts come with a Master Build Guarantee of 10 years. This protects you against loss of deposit, non-completion, defective workmanship, rot, and structural defects.

Project Delivery

Once a contract is signed by both parties, Gregg Builders will provide you with:

• A start and completion date.
  Payment schedule of estimated accounts for each month through to completion.

• Progress reports
  At the end of every month a quantity surveyor or another mutually-approved person will visit the site to prepare a progress report. This will provide a complete breakdown of what work has been completed, and the materials used that month.

Invoicing

The costs in the report are transferred to an invoice that needs to be paid on or before the 20th of the following month. The invoice will also illustrate payments to date and the outstanding balance. In the case of a negotiated contract the outstanding balance may be a projected amount. There will be more details about Terms and Conditions for payment included in the contract signed by each party.

Variances

If there is a change of plan due to an unforeseen situation, or an extra is required, this is documented on a variance sheet. The variance sheet will include the scope of work and associated costs, and will be submitted for approval to the mutually-approved person before any work is carried out. Once approved, it will be included in the monthly progress report and will show up on the monthly invoice as a variance.

Communication

Gregg Builders understands the vital importance of keeping communication lines open. On larger contracts the company installs mobile offices which usually have computers with mobile broadband (where available). This enables the Gregg Builders team to easily stay in touch with the client, and all required services and contractors.

Visual aids

To aid communication, Gregg Builders photographs and videos the construction process from start to finish. This electronic record enables the Gregg Builders team to keep the client updated and provide visual aids, answer any questions, and make collective decisions where necessary.

On site meetings

Gregg Builders will also hold fortnightly on-site meetings with the client and any relevant other parties such as subcontractors. All relevant information, issues and decisions are documented in the meeting minutes and submitted to all in attendance for approval. This provides an ongoing record for future reference if needed.

Completion

Upon project completion, Gregg Builders will go over the entire building from floor to ceiling, hot water to doors, to double check everything before handover to the client. If convenient, Gregg Builders prefers to meet with clients to show them around their new home.

It is the philosophy of Gregg Builders that good occupational Health and Safety performance is an integral part of effective business management. Gregg Builders is committed to creating and maintaining a safe and healthy environment on all its building sites and complying with the relevant Legislation, Regulations, and Codes of Practice.

1. Policy Statement

Gregg Builders Ltd will take all practicable steps to:

• Provide a safe place of work, safe equipment, and proper materials
• Establish and insist that safe work methods are practiced at all times
• Provide regular supervision, induction, and training
• Ensure all staff understand and accept their responsibility to promote and maintain a safe and healthy place of work
• Ensure all contractors who work on Gregg Builders Ltd sites have a suitable and approved Health & Safety Programme

Employees and contractors are expected to contribute to creating safe work sites by practicing safe work methods, ensuring personal protection equipment (PPE) is used, and reporting any unsafe work conditions or equipment to Gregg Builders Ltd Site Supervisors immediately.

2. Hazard Identification

Hazard Identification is a major component of Gregg Builders Ltd’s Health & Safety Programme. The company will use regular physical inspections to identify hazards on its work sites, using:

Task Analysis – An overview of tasks performed in each job, observing the actions of employees and contractors. All hazards involved will be identified.

Accident & Incident Investigation – All accidents and reported near misses will be investigated. All employees and subcontractors are made aware of their responsibility to participate in this process.

3. Hazard Management

Once hazards have been identified they will be assessed using the required method of:

Eliminate – Can it be eliminated?
Isolate – If not can it be isolated?
Minimise – If not how can it be minimised?

If the hazard is a potential cause of injury or serious harm, or has delayed or cumulative effects, then it will be classified as a Significant Hazard and will be controlled. The appropriate action to manage each of the Significant Hazards will be determined and implemented on site.

The hazard and the management steps/actions will be written on the site hazard board that is displayed at each entrance to the work site. The Site Supervisor who is managing each site will be responsible for keeping the hazard board updated and ensure that the hazard management steps are carried out.

4. Training & Induction

Gregg Builders Ltd will ensure all employees are either sufficiently experienced to do their work safely or are supervised by an experienced person. Employees will be trained in the safe use of equipment, including PPE. The company will provide a set of Training and Induction Cards on each individual work site to enable new employees and contractors to be inducted and existing employees and contractors to participate in regular safety training.

The Induction Booklet will be provided to and explained to any new employee, contractor, or visitor prior to them entering the work site for the first time.

The Training Cards will be used at the specified stages of the building process and all employees and contractors working on the site will be required to participate in the training sessions.

5. Site Specific Safety Plan

Gregg Builders Ltd will provide Site Specific Safety Plans on all individual building contracts.

The Site Specific Plan outlines the following:

• Contact details for the site supervisor responsible for the work site.
• The individual responsibilities of site supervisor, employees and contractors on that particular contract. The hazard identification and management process to be used on the work site.
• How the Health & Safety Programme outlined in this Policy & Plan will be implemented on each individual contract undertaken by Gregg Builders Ltd.

6. Recording & Reporting Process

Gregg Builders Ltd will ensure that there is a suitable recording and reporting process in place on each of its work sites. This will include a process for each of the following areas:

Injury Recording and Reporting – The forms for recording and reporting serious harm injuries will be available on each individual work site. All serious harm injuries will be reported to the Department of Labour within the required timeframe. Minor injuries and near misses that are reported will be recorded by the Site Supervisor and discussed at the next safety meeting. All injuries and near misses will be reported to Gregg Builders Ltd.

Emergency Procedures – An emergency procedure form will be displayed on each work site. All employees and contractors will be advised of the location of this form as part of the site induction.

Notifiable Work – Gregg Builders Ltd will ensure all notifiable work is reported to the Department of Labour on the appropriate form within the required timeframe.

7. Safe Plant & Equipment

Gregg Builders Ltd will ensure that all plant and equipment supplied to employees and/or contractors is of the required standard and is in good working order with all safety mechanisms working and intact.

Employees and/or contractors will be made aware of their obligation to regularly inspect plant and equipment and immediately report any damage or fault to Gregg Builders Ltd.

Gregg Builders Ltd will provide their employees with suitable personal protection equipment (PPE) for the tasks they are undertaking and ensure they have been trained in the correct use and maintenance of such equipment.
