A vibrant retail heart with shops, cafés and restaurants, a supermarket, gym and medical centre, Long Bay Village provides a meeting place for the community; a new destination for visitors to the region, and a high-quality residential address.

The Village site is a unique coastal location, adjacent to the Long Bay Regional Park, with views north over Vaughan’s Stream Corridor and east to the Hauraki Gulf. The design responds to the site topography by arranging buildings along the contours to provide a number of key site planning advantages and reinforce the landscape approach adopted by the Long Bay Plan which has formed terraces and vegetated embankments orientated to site and harbour views.

The mixed-use project includes apartments along with commercial, retail, and F&B spaces in five buildings.  High quality sheltered public spaces with active edges and pedestrian through-site links are created between the buildings. A main street, enclosed retail courtyard, a central plaza and park edge open space provide for a generous and high-quality public realm.

Building forms and materials take their cue from the broader established residential areas and developing Long Bay context. The forms are familiar, for example gable roofs and box windows, but are aggregated to respond to the scale required for the Village Centre buildings.

The village represents the high standard of Long Bay as an attractive place to live, and encourages visitors to experience a highly desirable new community.

Our Purpose
We believe architecture begins with a social agenda. It must nurture and grow communities and individuals, and enhance its neighbourhood and city. Appropriate, efficient and elegant architecture for today becomes the urban fabric of the future – we design for this longevity, to create places that will serve generations to come.

Design Philosophy
While a good project must firstly solve practical needs and be viable, a truly great project must embody a community’s broader cultural context: its urban and architectural setting, its local geography and ecology, and the stories of its people. The more meaningful a place becomes through a true sense of belonging, the greater the value and longevity it has for its community.

We believe placemaking in Aotearoa is grounded in a bicultural creative process. We partner with mana whenua to embed their aspirations and cultural narratives across functional, ceremonial, spatial and artistic dimensions.

Underpinning these human stories is our responsibility to be judicious with natural resources. Environmentally sensitive architecture requires us to be energy-efficient and space-efficient, and to use low-carbon materials and ethically sourced products.

This is a holistic approach that embeds our practice in a continuum of artistic and technical progress, so the architecture we are responsible for will be relevant for decades to come.
