From a typical home of the 90’s to a modern healthy home with architectural flare
When you’re living in an older house that is in dire need of maintenance - what do you do ?
Sell and move on, or think outside the square and bring it up to todays healthy home standards whilst adding a new look using timeless materials and modern building techniques.
This home started life as one of two town houses built behind an existing home on a larger section, a very common thing to do back in the day.
This was the era of weatherboards and a plaster exterior.
A look that can be seen in many homes all over NZ built around the same time.
The house had held up well to the environment over the years but was looking tired and the exterior cladding on the front face of the home was in need of replacement.
In this case the owner was also the architect.
Plans were drawn up and a Building Consent was obtained to reclad the front face of the house and install new double glazed windows and enlarge the opening for the main ranch slider to the deck and entertaining area.
The roof was also nearing the end of its life so was replaced with the addition of extra sky lights for both light and ventilation.
Previous roof details and weak spots were improved upon and the roof structure was brought up to today’s building code with new roof purlins and structural screws to prevent uplift from wind.
The front elevation cladding was stripped back to the frames and any suspect timber replaced and treated with a frame saver to give protection for years to come.
A new cavity system was installed with modern flashing systems before the Cedar weatherboards were installed vertically and horizontally creating a modern timeless look to the front of the house.
A new timber deck and chunky timber pergola were created to finish off the modern look.
The interior of the home was also tired, and the time was right to upgrade the kitchen and bathrooms and refurbish throughout.
The bathrooms were stripped of all wall linings and the original floor was replaced and strengthened ready for tiles to be laid, waterproofing of the bathrooms was carried out to todays standards.
The hot water cylinder was upgraded to a more energy efficient mains pressure cylinder and new water efficient tapware and fixtures were installed.
The exterior walls and ceilings were treated to new insulation to today’s healthy homes standard and along with the double-glazed windows make for a warm home in winter and a cool home in summer.
The addition of large skylights to the upper bathroom and study area gives both ventilation and natural light whilst giving a more spacious feel to these rooms.
New timber overlay flooring was installed in the living room and kitchen areas and carpet installed through the remainder of the home
Many subtle changes were made along the way to maximise space and the ergonomics of the home making for a home better suited to the owners needs and aesthetic.
