This unit in Narrow Neck near Devonport had been seriously neglected for years and appeared to be beyond repair. The interior had not been freshened up since it was first built, though the main issue was jasmine creepers covered a large proportion of the exterior and had grown through the inside of walls up into the ceiling space.

Previously this house only had two bedrooms and one bathroom with no real indoor-outdoor flow. Collaborating with the client and the designer, Cain Built Ltd came up with a new floor layout to make the house suit modern-day living.

The scope of work included:

• relocating internal walls
• addition of an extra bedroom
• addition of an en-suite bathroom
• addition and relocation of timber joinery
• partial re-cladding
• full insulation
• restoring matai flooring
• extensive decks and boardwalks around the house.

The client was wrapped with the end result. Cain Built Ltd managed to turn this house from undesirable, to a beautiful home.

I found this renovation particularly rewarding. The turnaround from what the house was to the finished product was amazing.

Introduction of the deck with the new large bi-fold door was a great move – previously there was no usable outdoor area out from the kitchen/living area. Restoration of the matai floors throughout the house gave it an incredibly inviting and welcoming feel that anyone would be happy with and the boardwalks in the backyard added a bit of wow factor.

Challenges we came across during the project were typical of a renovation for a house of this age. The house was slightly out of level from one side to the other, however it was resolved without too much hassle. Furthermore some of the windows were in need of some TLC which we were able to give them.

It is with pleasure that I testify as to the character and ability of Tim Cain (Director of Cain Built Ltd).

Tim was contracted by myself on behalf of my daughter Jaime to do a rebuild of her residential unit at 18 Ascot Avenue in Devonport Auckland.

The building work comprised of stripping the original linings and some walls, rebuilding interior walls and new joinery, including the addition of an ensuite and an extra bedroom. Extensive decks and wooden walkways were incorporated in the total job.

Tim approached the project with an organised mind and liaised with us in a professional manner. He explained the implications of the resource consent and building process and largely took this under his responsibility, thereby relieving us of this task.

Tim’s workmanship was excellent and timekeeping 100%. It was always pleasing to see the boys working in all conditions with enthusiasm and humour. Tim was unphased by bad weather, difficult situations or Council paperwork. I was always impressed with the way Tim rolled his sleeves up and helped with the heavy duty stuff.

As the project rolled on, Tim worked with subcontractors and Building Inspectors well and on a number of occasions I witnessed him taking a strong stand to ensure the project was not held up.

As the project came to the end Tim ensured that all inspections were ticked off and a final Code of Compliance was issued.

My daughter and I were delighted with “Cain Built” and would have no hesitation in recommending Tim and his team to anyone wishing to have a project managed and built professionally from start to finish.
