Sandiland – Lot 23, Tara Iti
Sandiland is a remarkable coastal retreat designed by Studio John Irving Architects, located in the dunes near Te Arai. The architecture is a deliberate dance between “prospect and refuge”—spaces that can open up for vibrant gatherings or cocoon residents in quiet comfort.
Strong architectural details like sinking levels, floating art walls, and a seamless indoor–outdoor kitchen blur boundaries between the interior and the landscape.
The design emphasises naturally-weathered materials that harmonise with the colours of dune, dune grasses, and sky. The interiors feature dark-stained joinery and moody tones, which contrast elegantly with expansive views of sea, sand, and sky from horizontal glazing bands.
