Thirty Eight Elizabeth - A legacy project to be enjoyed for generations to come.

Creating a world-class retail, dining, and living experience
Thirty Eight Elizabeth is a transformative project in the heart of Tauranga’s city centre. The mixed-use development comprises two large residential towers, retail space, and restaurants, and is a first-of-its-kind destination for New Zealand. The iconic Farmers store, which has occupied the site since the 1970s, expands over two levels and brings a modern edge to Tauranga’s retail scene, while a sun-soaked dining terrace makes the most of the site’s downtown atmosphere. Sitting above the retail space are the 10-storey Elizabeth Towers, which contain 97 high-end apartments and 23 luxury townhouses.

To deliver a project of this scale and complexity, the design team met with iwi, Heart of the City, Tauranga City Council, Priority One, Downtown Tauranga, and neighbouring businesses, which helped us realise the vision for this landmark project.

Spread across two levels, the retail precinct provides a world-class shopping experience in the heart of Tauranga’s central city. The building also offers car parking across five levels.
The dining precinct is a vibrant feature of the development. Stretching along Elizabeth Street, the north-facing terrace offers a strip of cafes and restaurants with balconies overlooking the city centre, while hole-in-the-wall eateries occupy a lane between Elizabeth Street and 1st Avenue. The precinct activates the city centre, creating a dining destination for locals to enjoy from sunrise to sunset.
The design of the Elizabeth Towers is characterised by a generosity of space and clarity of form, with commanding views over the entire cityscape and across the harbour. Taking inspiration from the relaxed beachside aesthetic, the apartments feature a curated colour palette of neutral, earthy tones, while the high ceilings support the light and airy ambience. The large windows and generous balconies celebrate the expansive views without disturbing the sense of private sanctuary.
Residents can take full advantage of the amenity at their doorsteps, like the oasis of the sky garden, which provides a shared green space, pool, gym, spa, and entertainment lounge. Residents can also enjoy the plethora of dining options at the podium level, or they can simply relax in the refined elegance of their own apartment or townhouse.
