THE ESSENTIAL CHECKLIST BEFORE BUILDING YOUR DREAM HOME

1. Understand Your Budget (Before Anything Else)

Your budget sets the tone for your entire build. Before you start designing or choosing a builder, get clarity on:

• Your maximum lending capacity
• Your comfort zone
• Build costs vs. site costs
• Allowances for landscaping, driveways, decks, and contingencies

Tip: Build costs vary widely depending on land conditions, slope, services, and Council requirements. At Maddren Homes, we can give you early guidance so you know exactly what to expect up front.

2. Secure the Right Section — and Do a Site Check

The land you choose has a massive influence on your final build cost and design options. Before purchasing, make sure you’ve completed:

• A detailed due diligence period (10 working days minimum)
• Geotechnical report
• Services check (power, water, stormwater, wastewater)
• Flood zone and overland flow path checks
• Orientation analysis for sun and privacy
• Council constraints (height limits, setbacks, overlays)

Why it matters: Hidden land conditions can affect foundations, engineering, retaining walls, and ultimately — your budget.

3. Choose a Builder Early in the Process

Many people pick a builder after they’ve finalised their plans — but partnering early often saves time, money, and stress.

A good builder will:

• Help shape your design around your budget
• Identify potential cost-savings early
• Provide guidance on materials and construction methods
• Ensure your design aligns with Council requirements
• Give you confidence before you spend money on full working drawings

As a Council-qualified partner, Maddren Homes works closely with councils and understands typical expectations and processes — helping reduce delays and keep your project moving smoothly.

4. Clarify Your Design Brief

Before meeting your designer, get clear on your must-haves, nice-to-haves, and absolute dealbreakers. Think about:

• Number of bedrooms, bathrooms, and living spaces
• Lifestyle needs (home office, kids’ zone, guest suite, hobby space)
• Kitchen layout and storage expectations
• Indoor–outdoor flow
• Future-proofing
• Architectural style you love

The clearer the brief, the smoother the design journey.

5. Understand the Consent Process

The consent stage in NZ can be slow if documents aren’t prepared correctly. Your builder should manage this process and keep you updated along the way.

Expect:

• Resource and Building Consent application
• Council processing time
• Requests for Information (RFIs)
• Final approval

Tip: Working with a Council-qualified partner like Maddren Homes means your documentation benefits from experience navigating a wide range of consent requirements — helping minimise potential setbacks.

6. Confirm Your Selections and Specifications

Your materials and finishes affect both the look and cost of your home. Before construction begins, make sure you understand:

• Cladding options
• Window joinery
• Flooring
• Kitchen and bathroom fittings
• Lighting plan
• Heating and cooling
• Outdoor living areas

At Maddren, we walk you through this in detail so the final home feels completely “you” — with no surprises later.

7. Know What Happens After the Build

A good building partner doesn’t disappear once the keys are handed over.

Ask about:

• Maintenance support
• Warranties
• Weathertightness guarantees
• Handover documentation
• Follow-up care

Maddren Homes provides ongoing support long after move-in day — because your remarkable building journey doesn’t end at handover.
