A Material Language for an Extraordinary Place
The collaboration between Alexander &CO and Designer Rugs began, as the best ones do, with a feeling. The designers knew what they wanted to evoke: a silky, tactile underfoot experience, something that carried the whisper of old-world opulence without ever tipping into pastiche. What they needed was a material partnership capable of translating that sensation into something that could withstand the rhythms of daily commercial life.
The solution was found in an inspired union of Shiny Nylon and pure New Zealand Wool, a pairing chosen as much for its performance as its poetry. Together, these fibres deliver a gentle luminosity underfoot, catching light in a way that shifts subtly with the hour, while the wool ensures the kind of resilient softness that only deepens with time. It is, in the truest sense, a material built to age well.
"A pairing chosen as much for its performance as its poetry. Together, these fibres deliver a gentle luminosity underfoot, catching light in a way that shifts subtly with the hour."

The Architecture of Constraint
Heritage spaces are, by nature, full of contradiction. They ask you to honour the old while accommodating the new, and they rarely make it straightforward. At Billy's Ayrburn, the preservation requirements were exacting: nothing could be permanently fixed to the original structure, making traditional wall-to-wall carpet an impossibility from the outset.
Rather than resist this constraint, Designer Rugs transformed it into a design opportunity. Each rug was developed as a bespoke "freelay" piece, hand-shaped to sit precisely ten centimetres from the surrounding walls, creating the refined impression of fitted carpeting while leaving the heritage fabric of the building entirely untouched. The gap, which might have read as compromise, instead became a considered reveal: a quiet frame around the original flooring, a conversation between what was and what is.
"The gap, which might have read as compromise, instead became a considered reveal. A quiet frame around the original flooring. A conversation between what was and what is."
To achieve this, every room was physically templated on site. In a building where no two walls run quite parallel, where corners surprise and proportions shift, this level of precision was not optional. It was essential. The result is a series of rugs that appear to have been made for their rooms because, in every meaningful sense, they were.

Technique as Texture, Craft as Atmosphere
Beyond material and form, it was the making itself that elevated these pieces from floor coverings to something altogether more considered. Working closely with Alexander &CO, Designer Rugs employed a suite of advanced hand-tufting techniques, among them petti point, striae stippling and stippling, to build depth and visual complexity into the surface of every rug.
"These are not rugs that announce themselves. They are rugs that settle in, contributing to the atmosphere rather than competing with it."
The effect is one of quiet layering: a sense of age and texture that feels entirely at home within walls that have their own stories to tell. These are not rugs that announce themselves. They are rugs that settle in, contributing to the atmosphere rather than competing with it, adding warmth, movement and a richness that rewards closer inspection.
The Sum of Every Detail
Completed, the floors at Billy's Ayrburn do what only the most considered interiors achieve: they make the space feel inevitable. The lustre of Shiny Nylon catches the light in a way that lifts the entire room, while the New Zealand Wool grounds it with a softness that reads as both luxurious and lived-in. The templated edges hug every imperfect curve, the deliberate reveal of original flooring lends an architectural honesty, and the hand-tufted surface carries within it hours of considered craft.
What began as a set of challenges, heritage restrictions, irregular geometry, the demand for beauty and durability in equal measure, became in the hands of Designer Rugs a testament to what is possible when problem-solving and artistry share the same ambition.
At Billy's Ayrburn, the story is told in every room. But it begins at your feet..
