Nestled in a hidden-away coastal pocket of the Byron Shire, this property enjoys sea breezes and a large backyard behind the modest existing beach shack. With such potential and available space for an addition, the owners seek to extend the house by adding on a master suite bedroom with its own retreat, enlarge the kitchen by extending the front of the home, and create more usable covered outdoor spaces to enjoy their coastal subtropical setting.
Design:
Designed as a family home for a construction industry professional and his wife, who's a local artist, the proposed additions and renovations were based on floor plan sketches they provided and then developed through a series of iterations. To assist in this design process, BYO Floor Plan produced a set of scaled existing plans of the house on the property from which the homeowners could sketch over. These sketches were then used as a foundation to produce a professional set of scaled concept plans, 3D sketch perspectives, and a collage of imagery to establish a viable design to progress further with council.
As seen in the attached plans, much of the existing house was retained while additions are proposed to the front and rear totally transforming the existing house facades while following existing rooflines to simply the construction to save on construction cost and time.
Project Status:
A structural engineer and town planner were engaged early on to review the design's merit, allowing the project to be prepared for a development application (DA) with Byron Shire Council.
