Builder selection made simple: expert advice for finding the perfect partner for your project

Establishing trust & understanding

According to Chapman, trust is the foundation of any successful partnership between clients and builders.

“This trust is usually obtained through a series of conversations, meetings and working together which will also cover the other major factors of ensuring that the quality, duration and overall feel of the project aligns with the clients’ standards.”

Before committing to a builder, clients should engage in a series of conversations and meetings to gauge compatibility and ensure alignment with their vision for the project.

While it's important for clients to define their project requirements and expectations upfront, Sweeney emphasises the builder's role in refining and finalising these details.

“Experience in the building industry can sometimes prove vital when planning the build and approach towards this. Many of our clients get us involved early and ask for our advice on the buildability and design engagement.”

In MattBuild Group's experience, clients should look for builders who prioritise transparency, deliver projects on time and within budget, and maintain open communication throughout the process. By fostering a collaborative environment where both parties can openly discuss concerns and expectations, clients can minimise misunderstandings and ensure that the project stays on track.

Assessing financial stability, credibility & workmanship

One common mistake clients make when selecting a builder is focusing solely on cost without considering the scope of work included in each builder's quote. Chapman and Sweeney caution against this approach, highlighting the importance of ensuring that all quotes clearly outline the same scope of work in line with the project plans and specifications. Failure to do so can result in unexpected expenses and delays down the line, undermining the success of the project.

Before engaging with a potential builder, clients should also assess their financial stability and credibility. Chapman recommends seeking feedback from previous clients and conducting site visits to completed projects to gain first-hand insight into the builder's craftsmanship and project management capabilities.

“We often have a meeting in a previously completed home, where the potential client can view our work and also chat with the past client about our credibility, running of the project and how it was managed financially.”

Additionally, clients can research a builder's reputation through testimonials, social media engagement, and referrals from trusted sources.

The quality of workmanship and materials is another crucial consideration in the builder selection process. Clients can evaluate a builder's craftsmanship by inspecting past projects and speaking with previous clients and industry professionals.

“To us, reputation is everything. We have always relied heavily on our reputation and a referral system that has worked well for us,” says Sweeney. “Interaction and engagement from past clients on our social media posts, testimonials on our website and also the willingness we have to put past and present clients in contact with potential clients to discuss our process.”

Negotiating contracts with builders requires open communication and a clear understanding of expectations from both parties. Sweeney advises clients to discuss pricing, timelines, and contract terms openly, ensuring that all terms are clearly outlined and agreed upon to avoid misunderstandings later in the project.

“The contract terms usually work out better when there is more time available for this to be discussed. Any last minute additions or requests to the terms (from either party) can add strain to the process. More time and open discussion around the ‘why’ of such conditions usually get the best result.”

By fostering a collaborative approach to negotiations, clients can establish a solid foundation for a successful partnership with their chosen builder.

Identifying exceptional builders

Exceptional builders stand out by confidently addressing client concerns, communicating their process effectively, and establishing strong relationships with clients early in the project.

Chapman stresses the importance of clear communication and a thorough understanding of the project's goals and expectations from both parties.

“A relationship with an exceptional builder and client is formed prior to the project commencing. This is achieved through thorough communication and both parties having a clear understanding of the end goal early in the piece.”

To simplify the builder selection process, clients should prioritise comfort, honesty, and detailed communication with potential builders. MattBuild Group stresses the importance of establishing trust and ensuring alignment with the builder's approach and values. A thorough understanding of the project scope and expectations from both parties is essential for a successful outcome, allowing clients to navigate the selection process with confidence and clarity.
