You sweep the garage over the weekend, everything looks clean, then a few days later there’s a fine layer of dust back over the car, tools and shelving.
If you can see daylight around the top or sides of the garage door when it’s closed, there’s a good chance wind is pushing airborne dust straight through those gaps.
A garage door brush seal can make all the difference by cutting down how much dust gets in, but it won’t make the garage completely dust-free. Garages are still connected to the outdoors, so dust can also enter through other small gaps or open doors, while a bare concrete floor can create fine dust of its own.
Will a brush seal actually stop the dust, and prevent dust for good?
Yes, to a point A brush seal reduces windblown dust and helps minimise how much gets through, but preventing dust completely isn’t realistic. No garage door is completely airtight, since it still needs room to move, so dust can still get in under the door, through a window or vent, or when you open it.
What is a garage door brush seal, and how does it work?
It's a strip of dense, flexible bristles in a carrier, mounted along the top or sides of the door opening, fixed to the wall or frame. The bristle tips stay in light contact with the moving door, forming a barrier along the gap without the stiffness of a solid rubber seal.
Steel-Line’s nylon brush seals help keep out dust, smoke, salt and pests like insects, spiders and mice, with an optional brush seal available on the aluminium guide used on select Roller Door models.
Where’s the dust actually getting in?
Light showing through when the garage door is closed is one of the easiest clues. If you can see a thin line of daylight around the edge of the door, dust can usually find its way through the same space, especially on windy days.
Dust collecting along the floor points to a different issue. The bottom seal may be worn, the floor may be uneven, or there may simply be a gap under the door. Check where the dust is settling before deciding which seal needs attention.
If dust is entering under the door due to the worn bottom seal or an uneven floor, a brush seal won’t fix it.
Frequent use, unsealed windows or vents, and workshop dust can add to the pile too, especially if the space doubles as a workshop, gym or converted bedroom.
Signs a brush seal is worth considering
Daylight visible around the top or sides when the door’s closed
Dust turning up near the edges, or leaves blowing in
A door that works fine but has visible gaps
Existing brush seals showing signs of wear
An easy test: close the door in daylight, stand inside with the lights off, and see where light and dust come through.
Brush seal vs rubber seal vs threshold seal
They're not interchangeable.
A rubber seal handles the floor, a brush seal handles the moving gap, and some garages need both.
Does it matter what type of garage door you have?
Somewhat, but the gaps and guides around the door matter more than the opener. . On a Roller Door, dust gets in around the top or side guides, so the seal works around the rolling curtain.
Sectional doors can usually take a brush seal alongside existing weather seals; tilt and custom doors are more case-by-case.
How to choose the right one
Have a look at where the dust is building up before choosing a seal. If you can see daylight around the sides or across the top of the closed door, that’s usually where a brush seal will be most useful. Dust coming in at floor level is a different problem and may mean the bottom seal needs attention instead.
The brush should only skim the surface as the door opens and closes. Too much contact can cause drag. If you live near the coast or in a bushfire‑prone area, check that the seal you’re considering is suitable for those conditions.
Fitting and upkeep
A brush seal needs to sit in the right spot, or it can cause more annoyance than it solves. You want the bristles to meet the door lightly, not push hard against it every time the door opens. Brickwork, uneven openings or a door that’s slightly out of line can also make installation trickier, so those situations are usually better checked by an experienced installer.
Once fitted, upkeep is simple: wipe the bristles with a damp cloth, clear off dirt, and regularly check for wear and tear.
What a brush seal won’t fix
If the door is sitting crooked or catching as it moves, a brush seal won’t solve the underlying problem. The same applies if dust is getting underneath because the bottom seal has worn out, or if water is making its way across the garage floor.
A brush seal is most useful when the door itself is working properly, and there’s simply a small gap around the opening that’s letting dust in.
Keeping your garage cleaner, one gap at a time
A brush seal is a small piece of hardware, but a genuinely useful way to cut down on dust and protect the things stored in the garage. Where you put it matters more than how much material you add.

FAQ
Does a garage door brush seal stop all dust?
No, it isn’t a complete fix. It cuts down on dust through the gap it covers, but won’t make the garage airtight.
Can you fit a brush seal to an existing garage door, and does it suit Roller Doors and Sectional Doors?
Often, though it depends on the door type, frame and condition, fitting differs between Roller and Sectional Doors.
Is a brush seal better than a rubber seal?
Not across the board. One handles the moving parts of the door, the other handles the floor.
Will a brush seal make my garage door harder to open?
It shouldn’t, if fitted properly. Bristles that are too long or badly positioned can drag.
