Concrete has evolved far beyond the grey supermarket slab. Advances in polishing, staining, heating and sealing mean a concrete floor can be the hero finish in a luxury coastal bach, a high-traffic retail fit-out or a rural stable. This guide covers the key decisions so you can specify with confidence.
1. Choose the right finish
- Polished concrete floors: Diamond-ground then densified to create a reflective surface that resists dusting. Available in gloss, satin and matte, it’s the most searched option in New Zealand (polished concrete floor NZ).
- Concrete floor paint: A fast, budget-friendly way to add colour or zone-marking-ideal for garages and studios.
- Acid stained concrete floors: Reactive stains deliver mottled, marble-like tones that won’t peel.
- Commercial concrete floor sealer: Clear or pigmented; protects decorative finishes and makes routine cleaning easier.
- Heated concrete floor: Hydronic or electric circuits embedded in the slab provide gentle, even warmth.
2. Performance factors to tick off
Moisture control: Acceptable moisture content in concrete for laminate flooring is ≤75% RH, and similar limits apply before applying paint or sealer. Use a surface or in-slab test to confirm concrete moisture content for flooring.
Level & flatness: Self-levelling concrete floor leveler products can correct irregularities before polishing or installing overlays.
Slip resistance & code: Where public access is expected, check NZ Building Code clause D1/AS1 for minimum slip ratings. Read the guideline.
Acoustics: Hard floors can transmit impact sound. Combine with rugs or specify acoustic underlay from our substrate & underlay range.
3. Installation sequence
From grinding to final polish, the process is dusty and loud. A professional concrete floor grinder fitted with HEPA extraction shortens programme and protects air quality. Typical flow:
- Initial coarse grind removes laitance.
- Crack repair or fixing concrete floor imperfections.
- Surface densifier application.
- Progressive finer grinds.
- Concrete floor sealer or wax.
For composite steel deck concrete floor systems on multi-storey projects, coordinate penetrations early to avoid costly core drilling.
4. Cleaning & maintenance
Daily care is as simple as a microfibre mop; however, wash concrete floor surfaces periodically with a pH-neutral concrete floor cleaner. Cleaning concrete floors with vinegar is popular but can etch polished finishes – diluted solutions and thorough rinsing are essential. For commercial spaces, engage a concrete floor cleaning company for annual re-polish.
5. Budget benchmarks
- Honest slab grind and seal: from $75 – $90/m².
- Full exposure polished concrete: $100 – $140/m² depending on aggregate reveal.
- Specialty stains or epoxy coatings: add 20 – 40%.
- Under-floor heating: allow $80 – $140/m² for supply and install.
While upfront costs can exceed laminate or vinyl flooring, life-cycle costing often favours concrete over a 30-year term.
6. Pairing concrete with other floors
Using contrasting finishes can define zones and improve acoustics. Consider:
- Warm timber transitions with wood flooring
- Quiet bedrooms finished in plush carpet flooring
- High-spec bathrooms with resin flooring or glass flooring
- Durable entry zones protected by entrance matting or rubber flooring
- Cost-effective overlays such as laminate flooring if the slab is not architectural grade.
