Balmain & Co is proud to be working with one of Victoria’s largest Specialist Homelessness organisations, Launch Housing as they partner with the Victorian Government and Banyule City Council on the Bellfield Social Housing Project. This community focused development will make an invaluable contribution to the community housing crisis as part of the Victorian Government’s Big Housing Build.
Now that it's complete, the Bellfield Social Housing Project provides housing for people on the priority access list of the Victorian Housing Register. Sitting adjacent to the new Bellfield Community Hub and community garden, the development forms part of Banyule City Council’s broader precinct activation.
Consisting of 58 dwellings over 4 levels, The Bellfield Social Housing Project has generous indoor and outdoor communal spaces for residents to enjoy, bike and pram storage along with basement parking, offices and retail tenants at ground level. Designed by ARM, the development features an innovatively designed and sustainable building, showcasing best practice housing.
The delivery of this social housing development at Bellfield is specifically designed to keep low to moderate income earners connected to their community. It will also enable them to have the assurance and security of somewhere safe and affordable to live, along with providing well targeted economic stimulus, social benefits and creating jobs within the Bellfield community.

In March 2022 Balmain & Co held an event on the Bellfield Social Housing Project site for the first sod turn, signifying the commencement of construction. Joined by Specialist Homelessness organisation Launch Housing who are leading the project and representatives from Banyule City Council, Homes Victoria, the Victorian Government, Wurundjeri and many more we gathered to commemorate the beginning of what will be a life changing contribution to the community housing crisis.
Together we took part in a traditional Welcome to Country and smoking ceremony as we acknowledged the traditional custodians of the land and paid our respects to their Elders past, present and emerging. We also heard some very touching words of Wurundjeri Elders and key partners of the development as we celebrated this special milestone.
Construction Update: June/ July 2022
Construction has commenced at the Bellfield Social Housing Project site with excavation and basement retention works well underway.
Piling and capping beam works are now complete, and the remainder of the bulk excavation is currently underway along with shotcrete which is used to reinforce the excavation works. In the weeks to come the basement works will continue in preparation for the structure to commence now that the tower crane has been installed.
Balmain & Co is very excited that construction has begun on what will become 58 new affordable homes which are so desperately needed. We look forward to sharing regular updates as the build progresses.
Construction Update: August to October 2022
Following the completion of excavation works, the construction of the building’s structure has commenced on site at the Bellfield Social Housing Project.
The concrete structure up to Level 1 has reached completion and Balmain & Co's site team has now commenced the timber construction which will continue from Level 1 upwards.
The Bellfield Social Housing Project will contribute 58 new affordable homes which are so greatly needed here in Victoria. Balmain & Co is looking forward to seeing this project continue to take shape and expect to complete the structure phase of the build in early 2023.
Construction Update: November 2022 to May 2023
The Bellfield Social Housing Project is really taking shape as the site team is heading towards the scaffold dismantle. Authority connections to the building for water and power are complete with external cladding and balustrading following closely behind. Internally, finishing trades are progressing with apartment plaster works, joinery installation and tiling well underway.
Balmain & Co is looking forward to providing further updates as The Bellfield Social Housing Project progresses. Once complete, the new building will provide much needed affordable housing here in Victoria.
Construction Update: July 2023
There’s plenty of action happening on site at the Bellfield Social Housing Project as Balmain & Co's construction team continues to progress through the scaffold dismantle and internal works such as tiling, flooring and joinery installation, plaster sheeting and more. With around 65 trades on site at any one time, the internal spaces and apartments will continue to come together over the next few months.
As construction progresses towards completion, Balmain & Co is eager to see the impact that The Bellfield Social Housing Project will have on the community through Launch Housing, Homes Victoria and Banyule City Council's ongoing effort to end homelessness.
Construction Update: August 2023
The scaffold was recently dismantled at the Bellfield Social Housing Project as construction continues towards completion.
With the facade now unveiled, the intricate detailing in the cladding and the buildings form are now on display as the final stages of construction continue internally.
Balmain and Co is proud to see the facade on display and is looking forward to handing over to Launch Housing, Homes Victoria and Banyule City Council in the very near future.
