Nestled on the northern slopes of Paewhenua Island in Mangonui Harbour, this exclusive gated community offers a unique coastal lifestyle with its own vineyard, boat ramp, and floating jetty.

We’ve had the privilege of designing multiple homes in this development, and it’s always a pleasure to create a residence that overlooks historic Mangonui village, capturing breathtaking views across the harbour to Doubtless Bay.

To preserve the natural beauty of the area, the development enforces strict design guidelines, including a five-metre height restriction. Keeping this in mind, we crafted this home with a forward-leaning mono-pitch roof and carefully excavated the site to integrate the structure seamlessly into the hillside.

Positioning the garage to the south allowed for uninterrupted water views throughout the home, as showcased in the images below.

Our clients envisioned generous outdoor living spaces, complete with a pool, spa, and a standalone louvre-covered cabana—an idyllic retreat for relaxation and entertaining.
