Runswick House.

The purchase of this site was an inspiration for the owner to design a spacious functional house that could appreciate the incredible views of the city and the magnificent reserve below. A rock-filled base with a steep slope was a challenge which led to 3 levels being the best way to keep the overall footprint down reducing cost in foundation and yet still achieve 300m² usable floor area. The garage with internal access allowed entry and car parking at the highest level and the external steps down to the main entry meant visitors would open up and view straight out to the panoramic views through the open plan living and upper balcony. The bedroom and living on the middle level was a space proportionately suited to the owners when it was just them there, and when the family came home to visit they would fill the three bedrooms and lounge at the lower level which allowed access to a landscaped patio and garden heading towards the bottom of the site and reserve walks. Driven by budget and high expectations the design was a huge success.
