The design vision for this residential new build was to capture the breathtaking rural vistas and bay views, creating an immersive connection between the interior and the natural surroundings. To accomplish this, both the clients and architect required extensive glass spans, particularly in key spaces like the open plan living area, Master and Rumpus rooms, while maintaining energy efficiency and meeting stringent Building Code requirements.

The high glass-to-floor ratio presented additional challenges, as this setup demanded exceptional thermal performance to meet an energy compliance benchmark of U-Value 2.18. Located in a rural setting, the build also required BAL 12.5 compliance for bushfire safety. Bringing natural light into the build was critical.  And balancing these energy and safety requirements with expansive glazing, unobstructed views, and ample natural light presented a complex technical challenge.

To meet the architectural vision, Portland Aluminium & Glass (PAG) designed a comprehensive solution that addressed both the aesthetic desires for expansive views and the technical requirements for energy efficiency, bushfire safety, and year-round comfort. A key feature of the design was the use of AWS 704FBR sliding doors with fully recessed head, jamb, and sill. These sliding doors enabled a seamless, panoramic connection to the outdoors, allowing natural light to flood the interior while maximising the view of the rural landscape and bay. To further enhance this openness, PAG integrated Centor screens spanning up to 6.4 metres wide, providing uninterrupted sightlines and ease of operation without compromising functionality or visual clarity.

Given the high glass-to-floor ratio and stringent energy requirements, PAG selected AGG Insulglass LowE Plus<sup>®</sup> double-glazed units (DGU) with a LowE soft coat and Warm Edge spacers to optimise insulation. These high performing glazing solutions combined with the AWS 726 ThermalHEART™ framing system achieved the desired U-Values of 2.18 and met Solar Heat Gain Coefficient (SHGC) requirements also. This synergy between glass and framing not only ensured compliance with Australia’s stringent energy codes but also provided enhanced thermal performance, helping to keep interior temperatures stable through the seasonal changes. The Thermally Broken frames in the AWS 726 ThermalHEART™ system reduced heat transfer through the frames, allowing for a more comfortable living environment and lower energy costs over time. This carefully balanced glazing solution optimised energy efficiency while enhancing indoor comfort, allowing for a home that was as comfortable as it was visually stunning.

BAL 12.5 bushfire compliance was achieved with careful attention to material selection and design layout. To meet this requirement without sacrificing the views, PAG installed Centor screens internally rather than externally. This strategic placement not only preserved the scenic outlook, as it removed the need for external screens, but also ensured bushfire compliance by reducing the likelihood of ember entry. This internal configuration of screens provided a solution that aligned with both the aesthetic and safety aspects of the build.

With the core consideration of natural light entering into the home, large, custom-made angled celestial windows at each end of the KLD area brought in abundant natural light, creating an airy and inviting atmosphere. The choice of 2700mm high, floor-to-ceiling fixed windows and sashless double-hung windows further expanded the sense of openness, immersing residents in the surrounding garden views while enhancing the aesthetic appeal of the space. This thoughtful window placement brought the outdoors in, allowing the garden and surrounding landscape to be a prominent feature of the home’s interior environment.

Collaboration with the builder was integral to the project’s success. Beginning with personalised consultations, PAG meticulously prepared quotations and WERS energy specifications to ensure alignment with client and architect objectives. Meetings in PAG’s award-winning showroom helped finalise selections, including the 704FBR sliding doors and a premium Textura powder coat finish, tailored to the project’s specific needs. Once selections were confirmed, PAG worked closely with the builder to conduct precise site measurements, guaranteeing that the fabrication and installation were executed to exact standards. Despite facing challenging winter conditions in coastal Victoria, PAG’s dedicated team delivered and installed the windows on time, demonstrating their commitment to quality and reliability. The project also included innovative solutions such as incorporating sashless double-hung windows into the 726 ThermalHEART™ framing system, which allowed for enhanced airflow while maintaining energy efficiency. Additionally, the use of the AWS 450 CentreGLAZE system enabled the creation of an 8/18/8 thick LowE Plus fixed window that exceeded performance requirements for the entire house.

This project’s success in meeting rigorous energy standards while achieving a design of exceptional clarity, light, and aesthetic appeal stands as a testament to PAG’s expertise in residential window fabrication. The outcome was a highly energy-efficient, visually cohesive home that the clients are proud to showcase as an exemplar of high-quality, custom residential design.
