Since 2008, LTD Architectural Design Studio has been shaping New Zealand’s built environment - raising the standard of residential and commercial architecture across Auckland, Nelson and beyond.

Our tight-knit team of skilled architectural designers and technicians works on a wide range of projects, from new homes, commercial builds and multi-unit developments, to complex renovations, alterations, and additions. We also provide support with resource consents and on-site services such as design control, contract administration, and site-specific advice, ensuring every detail is thoughtfully resolved, from concept through to completion.

We design with sensitivity to both the physical and cultural context of each site, using natural materials and finishes wherever possible. Our focus is on robust, elegant detailing that stands the test of time and reflects the character of the people who live or work within these spaces.

DAVID MAURICE - B.Arch, Director

20 years of experience in the industry, qualified in carpentry before completing a bachelor of architecture going on to work in the high end commercial and residential sector with leading practices in the UK and NZ. Focused now on designing for the stunning NZ rural and coastal environment and meeting the challenges of affordability that face New Zealanders who still want to build with a passion for good design. ADNZ National Board Member.

JOSEPH LONG - N.D.A.T Architectural Designer, Director

A specialist in residential design work with a focus on documentation and cost control. Aims to consistently deliver smart, efficient and durable design that relates strongly to people and place. Having guiding literally hundreds of clients safely through the minefield of the design/build process, has earned a reputation for integrity and customer focus. ADNZ Auckland Executive Committee Member.

Substantial Renovations and Alterations. Experts in complex alterations, facelifts and reclads.

Our service starts with a meeting at your site, your home or here in the office to define the project brief. This enables us to provide you with a detailed written quote and scope.

Most projects have three distinct stages:

Concept Design - Assess site conditions and constraints. Develop brief. Provide sketch plans, elevations and renders as required.
Developed Design - Develop the plans and specification to an extent that allows sufficiently accurate cost feedback to be obtained, providing an opportunity to control costs through re-design (if required) before fully committing to building consent and construction documentation.
Building Consent / Construction Documentation - Detailed architectural plans and specification suitable for construction and obtaining building consent. Co-ordinate and liaise with any consultants that have been engaged for the project (Engineer, Surveyor etc) and collate their documentation ready for lodgement to council. We lodge the documents to council for you and manage the project through until consent has been issued.

Masterplanning. Bulk & location planning, feasibility for multi unit and comprehensive developments.
Resource Consents. Plans and coordination of consultants to obtain resource consents for projects of any scale.
