Aparangi, owned by the Te Kauwhata Retirement Trust, had some challenges with sales… the retirement village only provides a licence to occupy and the resident doesn't own the land, therefore it was becoming more difficult for clients to purchase with finance and owning their existing homes. Callavate provided a funded turnkey solution where we designed and constructed the homes and enabled a simple deposit, with balance on completion.

Callavate's highlights included:

  • Record 10 week build times achieved, to ensure sales could happen quickly.
  • Developed multiple sites at once to keep overall site cost to a minimum, including site works and retaining walls.
  • Completed boundary adjustment for 2x sections to reduce large retaining cost incurring, and maintain the aesthetic of the village.
  • Planned and pre-consented plans for all sites so they were ready to build consecutively and/or con-currently to create cost efficiencies.
  • Bulk-buying benefits with suppliers, by knowing exact forecast of builds in the pipeline.
  • All land is now accounted for with residents moved in. This also enabled the pre-determined duplex sites to be developed.
  • Historically, Aparangi Village sold sections and then purchasers organised their own builds. However, due to the age of the purchaser, this was becoming very stressful. Therefore, Callavate could deliver the whole package, resulting in cost efficiencies and taking the hassle away from new residents having to undergo managing the build process themselves. It also allowed Aparangi to focus on the operational side of its business.
  • Previously there might be numerous builds going on in one street with everyone having their own team of builders, plumbers, electricians, etc. There could be a lot of activity and disruptions with neighbours, along with security issues. Callavate was able to streamline the process, resulting in less disruptions to existing residents and consistently deliver a high quality product that will stand the test of time.
