The construction of a two-storied building comprising of seven retail units to the ground floor and six apartments to the first floor. The primary framework consists of structural steel, precast panels, and stairs and timber-framed walls. Clad in Titan and weatherboards along with the precast panels this building has a modern, clean look. Fibreglass waterproofing is a new cost-effective method available to seal concrete outdoor areas, another element of construction that we used on the apartment decks.   
The retail outlets are various sizes and have different functions.

The café has sliding doors that open to an outdoor eating area, the liquor store has increased security systems with a garage door to take deliveries. The takeaway shops have large extract fans, bacteria resistant ceiling tiles and level entry access ways to meet the special requirements of modern Kiwi businesses.


The apartments have three bedrooms with open kitchens (tiled)/living spaces, each with their own balcony, tiled bathroom and master bedroom ensuites.


New safety legislation has introduced photoluminescant (glow in the dark) pathway guides that display the safe egress routes in an emergency, Borman 3 was one of the first projects we used this technology on to illuminate the top deck and exterior stairs.
