Kōkōwai is a new residential rent-to-build project by Ngāi Tahu Property in Hobsonville Point. Kōkōwai signifies creation, new perspectives, and explores how high-density living can nurture life and community. Three core concepts, Tupuranga, Mauri tu, and Mahi toi, encapsulate growth, vitality, beauty, and creativity.

These concepts influence the architecture, drawing inspiration from the Whare and Wharenui as major design inspirations. The gable roofs and central doors symbolise home, family, ritual, and safety, aligning with this project's essence.

The site comprises five buildings surrounding a central courtyard. Each is a 3-level walk-up with apartment configurations ranging from one bedroom + study to two or three bedrooms, sized from 56m2 to 96m2, featuring spacious courtyards or balconies.

The project places significant emphasis on affordability. Cost-effective design with brick, concrete, and steel ensures low-maintenance, durable building envelopes.

Central shared community spaces have been thoughtfully designed to encourage relaxation and foster connection. These garden settings offer opportunities for food production, outdoor dining, and social interaction, and can be customised to meet the evolving needs of the community.
