A family home for generations to come.

The multi-generational, multi-unit Legacy Project is based on the principle of Family comes First. Three generations of this family, comprised of active (grand)parents and the two young families of their son and daughter, all wished to live together for mutual support and daily interaction, but they also wanted their independence.

Sang Architects begun this project by designing four individual apartments in two buildings, connected with a central atrium. Each family have their own private three-bedroom apartment plus there is an extra two bedroom rental unit either for extra income or for the grandchildren to grow into. 

The inner Auckland suburban 640-sqm site is fully developed to maximize land use and to take advantage of the site contours and being located near the marina and beside a tree-lined public walkway.

Early in the design stage, the clients were clear that they wanted a house that meet three main criteria:

1. Minimal ongoing maintenance

Warm Windows has worked in conjunction with the clients, architect and builders to provide a long term solution suitable to meet the above criteria.

High Performance Windows

Aluplast uPVC Double Glazed joinery from Warm Windows provided high insulation performance with maintenance free uPVC frames. Low E-Coating to glass was introduced to reduce overheating due to expansive glazing on north facing elevation.

Types of constructions used in this project are as follows:

Tilt and Turn windows and doors

Tilt and turn windows have long been a popular choice for homeowners due to their excellent weather proofing and security features. Tilt and turn windows can be opened fully like a casement window (inwards) or they can be tilted from the bottom so that the top of the window is angled into the room, giving a smaller opening for ventilation. 

The tilted opening also has the added benefit of increased security and safety as no one can fit through the gap. The design also means that when it rains water is prevented from entering your home because of the tilted angle.

These windows are ideal for small spaces The flexibility of these tilt and turn windows means that if you’d like to be able to open a window in a smaller room for ventilation (such as the bathroom) you can do so without having a large window to swing back into the room.

Because you can tilt the windows inward just a small amount, this style is particularly suitable for family homes with small children. You’ll still be able to ventilate the house without the danger of children falling out or getting fingers trapped. Also, on the opposite end of the spectrum as these windows can be opened fully they could provide a fire escape in the event of an emergency from many areas in the home.

French doors

French doors are elegant and beautiful; they are a popular choice for homes across New Zealand that aim to make the most of natural light. French doors were developed with glass that could span the length of the entire door, and therefore could let light flow freely through. Warm Windows uPVC hardware options incorporate an advanced Multi-Point Locking System and super spacer with double-glazing. Which ensures that no matter we you are in the home everyone is safe, secure and satisfied in their tranquil home.
