"What we love the most about the functionality of our house:

Its position – set between two amazing scenic viewpoints – Stanmore Bay to the West with stunning outlooks, and Manly Beach with a glimpse of Auckland Harbour to the East.

House design externally – fully absorbing and makes the most of these amazing views. Views of the water are seen from five living areas and two stunning decks designed to draw out spontaneous “Wows” from visitors. Full floor-to-ceiling windows in the upstairs lounge and master bedroom extend one's view up the Orewa Coastline and into the skyline. The external aesthetics of the house adds to these views with striking “Spanlock” black steel cladding and softer cedar divisions (“Rosen Kidson Cedar cladding system”), making the house a fitting part of the landscape (from any angle) with its surrounding gardens, trees and swimming pools. The quality of the garage door and front door only serve to enhance the exterior look.

House structure – with the latest innovations in engineering design and weather tightness – the house is just over two years old – the house structure is well able to withstand the extreme elements of wind, rain and sun. Ze Build built the house to a very high standard and being part of Certified Builders, provides a Halo 10-year guarantee (which lasts until 4 June, 2030). The house is 270 m2 with an additional 55 m2 for decks. Young & Richards from Mt Eden are the house architects. The house has a five-camera security system with night vision and 7 days of hard drive recording. It has a water connection to mains water supply along with a 27,000-litre tank fed from the roof stormwater system. There is also an area under the bottom deck that is a valuable resource for storage.

House design internally – we enjoy so many parts of our home's functionality and design! We love the idea that the original owners, Steve & Donna Houghton, used top-quality interior designers and appointments. This includes bathrooms designed by Yellow Fox Interior Design with imported Italian tile floors to ceiling, automatic LED strip in bathrooms and underfloor ceiling, Yellow Fox kitchen design with porcelain stone bench tops, Buddy Brass Tap Island bench, Stained Oak Sage cabinetry doors, herringbone stile flashbacks, Miele twin ovens and Miele 6 Zone Induction Cooktop, Sirus kitchen extractor fan with fan located on the roof to reduce noise; Forte flooring 4mm engineered oak flooring, reticulated gas hot water system and Rinnai 1500 wi-fi controlled gas fire, staircase manufactured by Stylecraft Stairs Wellington with English Ash treads, and the striking cedar wall entrance with “hidden” door to laundry and garage. What all this has produced is not just a most pleasing and attractive design but a house that really works functionally on the inside. Further, the use of large internal sliding doors, some with mirrors, in all of the bedrooms and garage has been surprisingly practical for all our internal storage needs.

Overall finish and service from Ze Build – as a former builder I have an appreciation for finish and service. Ze Build's building standards are impressive. I have pointed out to a number of visitors the finish e.g. in the decking areas of both the cladding and the decking, the internal cedar wall and finish, and paint finish skirting on flooring etc. Ze Build has carried out some minor works for us since we bought the house in October 2021, but most importantly have always been available and ready to help when I call on them. They treat us the same as the original owners, in their professionalism and customer care.
