Milford 110 is an apartment building where construction quality is visible in the quietest details. From the alignment of its layered façade to the level indoor-outdoor transitions, timber soffits, frameless balustrades and refined interior finishes, the project demanded a build process capable of holding both architectural intent and technical complexity.
Delivered by Waide Commercial Construction, the five-level development brings together 20 high-end apartments, private basement carparking and a multi-use commercial space at street level. Positioned on a compact 1,080m² site in Milford, the building responds to the growing demand for considered, lock-up-and-leave living on Auckland’s North Shore.
The architectural language is defined by full-height glazing, glass balustrades, aluminium mid-storey eyebrows, timber soffits, vitex decking and feature wood-grain precast panels. Internally, the apartments continue this level of resolution with 2.9m stud heights, open-plan living, integrated European appliances, natural stone benchtops, bespoke joinery and carefully detailed services including air conditioning and linear diffusers.
For Waide, one of the most complex aspects of the project was the basement construction. With the carpark sitting four metres below ground and tight site boundaries limiting conventional excavation methods, the team developed an alternative retaining strategy during early contractor involvement. A temporary soldier pile retaining wall was integrated into the permanent structure, improving safety, reducing programme pressure and creating a more efficient construction pathway.
The façade also required a high level of coordination, with multiple materials and interfaces needing to align across the building envelope. Construction tolerances, sequencing and detailing were critical to achieving the final architectural expression, particularly where dissimilar finishes met across glazing, precast, aluminium and timber elements.
Completed within a challenging COVID-era construction environment, Milford 110 demonstrates Waide Commercial Construction’s ability to deliver high-end residential projects with discipline and care. The result is a refined apartment development that balances density, privacy and permanence, offering a well-resolved model for contemporary urban living.
