In 2016, Tailor Inc was invited to provide Project Management services in the form of Client Representative and Agent to manage specific components of the Tauranga Crossing shopping Centre Stage 1 construction, defects management and project closeout. 

This included:

  • Management of the Millyard Food Precinct from construction to the opening of the six F&B tenancies.
  • Management of the Civils components of work and interfacing between the civils contractors and the construction contract - i.e. roads, parking, street furniture, pylon signage and interface with local Council.
  • Overseeing all aspects of the Pak’n’Save slab remedial and reinstatement.
  • Management of the delivery and opening of The Warehouse.
  • Fitout of the temporary Centre Management Offices.
  • Defecting of public spaces.
  • Decommissioning of the contractors from site.

After completion of Stage 1, Tailor Inc continued to provide the following Construction PM services to Tauranga Crossing Limited on Stage 2 of the development:

  • Procurement of new architectural services, building services and structural engineering services.
  • Interviewing a number of potential contractors to undertake construction.
  • Finalised the appointment of Hawkins to continue providing construction to stage 2. Hawkins was then invited to provide early contractor involvement services and fulfil Design Management services as part of the Design Programme.
  • Originating the draft construction contract.
  • Drafting the required Project Management documents including the Project Management Plan, Development Programme and Risk registers.
  • Managing the design phase of the project as Design Project Managers from concept to IFC and Compliance documents.
    • Our services included constructive input into ground remediation techniques.
    • Full design management.
    • Value Engineering (seven rounds).
    • Carpark construction and design management solutions.
    • Establishing Design Coordination including CIC Guidelines and BIM
