Alma had rented out this Hillsborough house for years, and it had slipped into poor condition. The insulation fell short of current requirements, neither the kitchen nor the bathroom had a workable layout, and parts of the house were unsafe. Other companies had quoted her about six months. Kevin Yang walked the property, measured everything on that first visit and set a six-week programme. The bathroom came first. Stripping it out exposed a leak, which we fixed at the source before replacing the GIB and waterproofing the floor and walls. The room is small, so the shower and vanity were made to measure by an Auckland manufacturer. The laundry used to open into the kitchen. We walled it off from the kitchen and connected it to the bathroom instead, keeping the wet areas together. The kitchen had been a cramped room. We removed the two walls between it and the lounge and added an island as a divider, which gives a tenant one open living space. In week four, prep for painting showed the lounge ceiling had been leaking and had rotted. Painting over it was never an option, so a second crew stripped it, insulated it and rebuilt it while the floors came up.
